What does it cost?

Most owners pay a monthly management fee plus a one-time leasing fee when we place a tenant. Before you sign anything, we walk your home and give you exact numbers in writing. No surprises, no hidden charges.

What if I want to sell the home later?

That’s fine. We work month to month, with no long-term contract. If your plans change, give us 30 days’ notice and we’ll help you wind things down the right way.

What if my tenant stops paying?

We handle it. Our screening makes this rare, but if it happens, we manage every step — notices, communication, and the legal process if it comes to that. You stay informed without making a single difficult phone call.

Do I need to fix up my home first?

Usually less than you think. When we walk your home, we’ll tell you honestly what needs attention before a tenant moves in and what can wait. We’re not going to hand you a renovation list.

How much rent could my home bring in?

Tell us about your home and we’ll prepare a free rental analysis based on real numbers from Bucks and Montgomery County. You’ll know what your home could rent for before you decide anything.

Who handles repairs and tenant calls?

We do. Tenants call us, not you — day or night. We use trusted local vendors, and if our team completes a repair on your home, it’s done right the first time or fixed at no additional cost to you.

I don't live in the area anymore. Is that a problem?

Not at all. Many of the owners we work with live out of state or overseas. We become your eyes and hands here — regular walk-throughs, photos, and updates — so distance stops being a worry.

How long will it take to find a tenant?

If your home is move-in ready and priced right, we typically secure a quality tenant within 30 days. If we don’t, we waive your first month’s management fee.
